Midland is a world unto itself. We go with the flow of oil, but we're not as badly damaged as many would lead you to believe.

The rental market has adjusted down. Apartments have really made a correction with most units starting in the $900 range upto $1,400/mo for 2 bedroom units. Three bedrooms and newer complexes, of course, are going to be more. What many people have a tendency to realize is that when it comes to houses and duplexes: we're not apartments.

Individual owners have taken on the liability of owning an investment property, and have had to ride out the bad times along with the good. As taxes go up, insurance rates go up, so do the owner's costs. So when you rent a house, you are leasing a Luxury item - a home. You have more privacy, more space and freedom, all free from the liability of home ownership. You have no one living on top or below you. You don't usually have a shortage on parking, nor the long distance to walk to your car. There is value in these benefits.

But at the same time, because we work for individual owners, we have to take each and every property seriously. If you are late, chances are the owner is calling us directly to ask what the problem is. If you are not calling us to keep us up-to-date on your status, that will no bode well. I have always said,"Communication is Key." I can help you, I can work with you, but only if you are working with and talking to our office.

So, my final word of advice if you are looking for a place to rent: work with a professional property manager. Work with a Realtor. We have an ethical duty to the public. It's a duty we take seriously, and you're part of that.
